Investment Summary

JEM Holdings acquired Cape Landing apartments in December, 2016 as a value-add investment. In addition to the apartment community, JEM also acquired an adjacent 8.86-acre land parcel that is fully entitled for an additional 144 apartments.  Constructed in 1998, Cape Landing is a 288-unit garden style apartment community conveniently located directly off of Interstate 17, the city’s main interstate highway, and close to all of the area’s major attractions. Cape Landing is 5 miles driving distance from the beach, 5 miles driving distance from Myrtle Beach International Airport, 3 miles driving distance from the Market Commons (a 114-acre lifestyle center opened in 2008 which has a town-like atmosphere inclusive of townhomes, stores, and restaurants), and 3.9 miles from the Coastal Grand Mall (1 million square foot mall which is the second largest in the state). Since purchasing the property, JEM has invested in amenity improvements, exterior enhancements, partial roof replacement, and leasing office upgrades. As part of its business plan, JEM will also be performing interior unit upgrades.
